The traditional real estate commission model has not changed meaningfully in decades. Sellers pay 5 to 6% of their sale price regardless of how much work was actually involved. For a $400,000 home, that is $20,000 or more in fees before closing costs.
The founders of SODL set out to change that. Their model: a flat $3,000 seller fee, full MLS exposure, professional photography, and a digitally guided process that keeps sellers informed and in control from listing to closing. A pre-sale renovation program called Refresh added a second product line, funding home improvements upfront with costs deferred until the sale.
They came to Revex to build the platform that would make the model work at scale.
The Challenge
The flat-fee model only works if the operational overhead per transaction stays low. That meant replacing the manual, agent-heavy workflows of traditional real estate with a digital-first process that could guide sellers through every step without creating support bottlenecks at the SODL team level.
Identity verification was a critical early requirement. Confirming that the person listing a property actually owns it required a KYC flow that matched seller identity to county tax records in real time. Without it, the platform had no way to prevent fraudulent listings from going live.
The Refresh program introduced a separate layer of complexity. Coordinating pre-sale renovations between homeowners, vendors, and the SODL team while tracking costs tied to a future closing required a distinct workflow system built alongside the core listing product.
A mobile app running in parallel with the web platform added a third surface to design and build for, all within the same product ecosystem.
The Solution
Revex built SODL as a multi-surface platform across web and mobile, using Bubble.io for the core application logic alongside Lovable, Cursor, and React for front-end development and the mobile experience.
The seller flow guides users through a structured six-step process: home valuation, listing setup, identity verification, platform review, showings management, and closing coordination. Each step is gated and tracked, giving the SODL team full visibility into where every transaction stands at any moment.
KYC verification was built directly into the listing flow. Sellers verify ownership through an identity check matched against county tax records before their listing is activated, removing the need for manual review on every submission while preventing fraudulent listings.
The Refresh program runs as a parallel workflow within the same platform. Homeowners request a consultation, and a scoped project management layer allows the SODL team to track renovation plans, vendor assignments, cost approvals, and timeline milestones, with all costs tied to the closing transaction record.
The mobile app gives sellers real-time access to their listing status, offer notifications, document uploads, and renovation progress from their phone, mirroring the full web experience.
The core product is a seller dashboard that guides homeowners through every stage of a SODL transaction. Listing setup, document collection, and disclosure generation are handled within the dashboard, with encrypted document storage and integrated offer review tools built in.

The Refresh program runs as a dedicated workflow, with tools for scoping renovation projects, managing vendor coordination, tracking costs, and sending milestone updates to homeowners. All Refresh costs are tied to the transaction record and settled at closing.
